Building a home is an exciting venture, and one of the most common goals for homeowners is to create a bright, open, and inviting space. With thoughtful planning and design, you can achieve a spacious atmosphere regardless of your home’s size. Here are six practical tips to help you design a house that feels expansive and uncluttered.

Incorporate Open Floor Plans

Open floor plans are a hallmark of modern design and are ideal for creating an airy, spacious feel. By eliminating unnecessary walls, you can connect key living areas like the kitchen, dining room, and living room, making the space feel larger and more cohesive. This layout encourages natural light to flow freely throughout your home, further enhancing the sense of openness.

To ensure the open layout remains functional, consider defining different areas with strategic furniture placement, area rugs, or lighting. For example, a sectional sofa can delineate the living room, while a large dining table anchors the dining area.

Maximize Natural Light

Light plays a significant role in making spaces feel open and expansive. When designing your home, prioritize large windows, sliding glass doors, and skylights to allow natural light to flood in. Floor-to-ceiling windows, in particular, create a seamless connection between indoor and outdoor spaces, which can visually extend the room.

Opt for light-colored walls and reflective surfaces like mirrors and glossy finishes to amplify the brightness. Even strategic landscaping, such as placing shrubs or trees that don’t block windows, can maximize the amount of natural light your home receives.

Focus on High Ceilings

Ceiling height is a game-changer when making a space feel open. High or vaulted ceilings draw the eye upward, creating an illusion of more space. Even if your square footage is modest, tall ceilings can make a room luxurious and expansive.

If higher ceilings aren’t feasible, consider design tricks to create the same effect. For example, installing vertical elements like tall curtains, built-in shelves, or elongated lighting fixtures can give the illusion of height. Crown molding or contrasting paint colors between the walls and ceiling can also enhance the perception of space.

Select Minimalist and Multifunctional Furniture

Clutter can make even a large room feel cramped. Choosing minimalist, multifunctional furniture helps streamline your space, keeping it open and organized. Look for pieces with clean lines and a lightweight appearance, such as furniture with exposed legs or glass tops.

Consider furniture for multiple purposes, like storage ottomans, extendable dining tables, or Murphy beds. These items maximize functionality while minimizing the number of pieces you need, ensuring your home stays uncluttered.

Additionally, built-in furniture like benches with storage, wall desks, or recessed shelving can free up floor space and create a streamlined look.

Use Consistent Flooring and Colors

Consistency is critical to creating a cohesive and open atmosphere. Using the same flooring material throughout your home eliminates visual breaks that can make spaces feel compartmentalized. Hardwood, polished concrete, or light-colored tiles create a seamless flow between rooms.

Similarly, stick to a neutral or light color palette for walls, ceilings, and large furniture. Shades of white, beige, or pastel tones reflect light and enhance the sense of spaciousness. Add pops of color through accent pieces like cushions, artwork, or rugs to keep the design interesting without overwhelming the space.

Plan for Ample Storage

Clutter is the enemy of open spaces. When designing your home, plan for abundant and well-concealed storage solutions to keep your belongings organized and out of sight. Built-in cabinets, under-stair storage, and floor-to-ceiling closets are excellent ways to maximize storage without encroaching on living space.

Think creatively about hidden storage opportunities. For instance, storage can be incorporated into window seats, benches, or under-bed drawers. A well-organized home with minimal clutter automatically feels larger and more open.

Bonus Tip: Prioritize Outdoor Connections

Creating a strong connection between your indoor and outdoor spaces can make your home feel more expansive. Features like sliding glass doors, large patios, or decks allow you to extend your living area visually. Landscaping can further enhance this effect, making the outdoors feel like an extension of your home.

Final Thoughts

Building a house is a chance to design a space that perfectly suits your lifestyle, and incorporating these tips can ensure it feels open and inviting. By embracing open floor plans, maximizing natural light, and utilizing strategic design choices like consistent flooring and high ceilings, you can create a larger and more luxurious home.

Remember, a spacious home isn’t just about square footage—it’s about thoughtful design, organization, and a seamless flow between spaces. With careful planning, your new house can feel bright, airy, and perfectly tailored to your needs.

Finding the right architect to hire is not as simple as it may seem. It requires careful research, comparison of available options, and most importantly understanding your needs. To find an architect who can turn your dream into reality, you need to follow some key steps.

Start by doing some online research on local architects in your area and compare them with their portfolios and reviews. Understand what type of projects they specialize in and if they have experience working on similar projects like yours. Consider the size of their firm and its reputation in the industry before taking a decision. You can also refer to their awards or any other recognitions they may have earned in the past for further clarification about their skillset. After shortlisting a few options according to your needs, set up a meeting with them to discuss your project requirements in detail.

Once you’ve determined which architect best meets your criteria, it is important to define the scope of the project and specify what services they will provide. Make sure you have an agreement in place that outlines all the details of the project. This includes timelines, budgets, payment methods, and any other potential changes or modifications that may occur during the process. It can also be helpful to include details on how issues will be resolved if any arise during the course of constructing your dream home.

By taking these few simple steps, you’ll have a better chance of finding the best architect for your project. All while ensuring a successful outcome. With careful consideration and the right research, you can easily find an architect that is perfect for the job.

Does Hiring an Architect Make Building Easier?

Hiring an architect can make building a residential home easier in multiple ways. An architect has the necessary training and experience to ensure that the home is built to code and adheres to any regulations or guidelines in place. Additionally, architects can help you determine how best to use the space available for your home. As well as come up with creative solutions when it comes to maximizing your budget. They can also provide input and guidance on materials, finishes, and design elements. With their expertise and knowledge, they can save you time by avoiding costly mistakes during the building process. Furthermore, having an architect involved in construction ensures that all parties are kept accountable throughout the project timeline which helps keep it on track until completion. Ultimately, hiring an architect can make building a home easier by providing professional advice and helping to streamline the process.

How long does it take to build a house?

The amount of time it takes to build a house varies greatly. As it is depending on the size and complexity of the project. A small, single-family house can take anywhere from two months to one year. Whereas larger projects like custom homes or multifamily dwellings could take up to two years or more.

Is building a house cheaper than buying one?

The answer to this question depends on a variety of factors, such as the size and complexity of the house you are looking to build or buy. As well as the cost of labor and materials, as well as other associated costs. Building a house from scratch is likely to be more time-consuming and expensive than buying a completed house. This is because of the cost of purchasing the lot, hiring architects and contractors, getting permits and inspections, and other materials can add up quickly. Additionally, building a house may require more upfront capital. As there are often hidden costs that buyers don’t anticipate or budget for. On the other hand, buying an existing house may involve fewer hidden costs and require less upfront capital. Furthermore, if the home you are considering buying has already been renovated, you may end up saving yourself time and money.

These things are a bit difficult to iron out if you don’t have any training in designing buildings. In these times, hiring an architect can save you from messing up your home while attempting to make it better, getting in over your head and never finishing a project.

An architect can help you by adding their expertise in the area of designing buildings custom to your needs. When it comes to renovating an existing space, adding on to your home, or designing your dream home from the ground up, the best thing to do is hire an architect to help you through all the steps of the design process.

Hiring an Architect to Renovate an Existing Space

When you plan on redesigning your home to better suit your tastes, to fit your needs, or to better use the square footage you have to work with, hiring an architect can help you realize the full potential of your current home, maybe even turn it into the dream home you didn’t know it could be.

When to Hire an Architect to Renovate an Existing Space

When you are renovating your home and it requires a lot of custom design, changing the layout and structure of your home, or if any of the work being done requires a permit from the city, it may be time to hire an architect. Renovation can be a very involved process and hiring an architect to add a professional touch to the project can be a good thing.

To save you the headache of having to deal with city ordinance and building permits, you can hire an architect to streamline the process. An architect can bring efficiency to the renovation process, having done renovations of all kinds multiple times previously.

Why Hire an Architect to Renovate an Existing Space

Architects are able to understand all the moving parts of a renovation such as obtaining permits, inspecting the structure and foundation of your home, and how to make the space flow best for your way of life. Even if you can do all the research ahead of time on permits and building laws, an architect is specifically qualified and more knowledgeable about the local and city laws in your area.

They can make expert observations of your home and combine them with their knowledge of structural interworking and the general build of your home. This will allow them to offer useful tips and direction to you in your quest for the perfect kitchen, bathroom, or dream home in general. They can use this knowledge to help you redesign the flow and layout of your home to suit your way of life and your vision of a perfect dream home.

Hiring an Architect to Add On to Your Home

So you’re looking to do some heavy renovations to your house by adding on. Building entirely new sections to your home is a very big undertaking that requires experience, manpower, and knowledge of state and city building laws. An architect can offer experience in designing this new space, making sure to follow the building laws that apply where your home is located.

When to Hire an Architect to Add On to Your Home

If you want to add on to your home, there are many different factors involved. From the design, construction, and building of the addition, an architect can help you deal with these variables. All the while adding his professional opinions and expertise in carrying out their clients’ vision to the best possible level. City ordinance and building permits matter even more in this instance than just renovating.

An architect can help you navigate these hurdles on the road to the finish. Each step in the process of adding on to your home will benefit from the expertise of an architect and it will save you a lot of headaches in the process.

Why Hire an Architect to Add On to Your Home

Hiring an architect to add on to your home is a smart move in order to create a functional, structurally sound, and city code-compliant space for whatever you are planning with your newly added square footage. Whether it’s an addition to create a new room or just expand a current room, an architect will be instrumental in the process of designing the new space.

An architect has expertise and knowledge of city ordinances and codes for building and adding on bathrooms homes that can prove helpful in the process of adding on to your home. They also can create functional space within the new addition, completely designing or redesigning the space with your needs, wants, and vision in mind.

This expertise can be very helpful in planning out the structure of your new addition and how it will affect the current structure. They can check things like foundation, load-supporting beams, and framework of the existing structure to determine the best course of action when adding on to your home.

Hiring an Architect to Build Your Dream Home

For many people, getting the house of their dreams is the ultimate goal. If you are on the hunt for the perfect home, you may find it or you may never find it. In the case of not finding it already built, you can get it built exactly to your specifications. All you need is space, and the budget. An architect’s training and knowledge allows them to take your dreams, and visions, and turn them into a physical, finished home.

When to Hire an Architect to Build Your Dream Home

This question can be answered very easily with a “from the beginning.” An Architect is skilled in designing a home from the ground up and can offer great, experienced input to your idea and dream for the home of your dreams.

Now that we’ve gotten that straight, we can get onto the perks of hiring an architect to design and build your dream home.

Why Hire an Architect to Build Your Dream Home

Sometimes, your visions may not be practical, and therefore would not be something a standard house would ever offer. Which makes hiring an architect the best way to go about getting that built-in wine cellar, or dog washing station in the laundry room. However outlandish or nuanced the specifications for your dream home may be, a good architect will be able to listen to your desires and help them take shape, guiding it into reality.

They can navigate the waters of city regulations, permits, and ordinances, and can make sure you won’t get into any legal trouble when the house is complete. Building a custom house from the ground up is a tall order, and that is what these professionals thrive on. From the best materials, to the foundation, to the aesthetics.

They know what to look for and consider, and will be able to help you find the solution that will best suit your personal needs. Any credible architect will also know reputable plumbers, landscapers, and electricians. Each of these take different skills not all architects have, as they require different training. All of them are needed to make your new dream home safe, and convenient, and a good architect will likely know other good professionals in your area.

Property Arts is an architect firm and construction company in Broken Arrow known for their work on public schools, churches, commercial buildings, and custom homes designed and built in Tulsa and all over Green Country. Their work has even extended into western Arkansas, Missouri, and Texas.

The company was started in 1978 by head architect Darrell Byrd and his wife, Gayle. The team of designers and construction specialists have a collective 125 years of experience in the industry and always deliver very clean, excellent work for each client. They are highly praised by their previous customers.

Property Arts is Tulsa’s best architect for anyone in need of a custom home, commercial building, or church building. Darrell Byrd and his team are more than able to design any building type, from office to home, and warehouse to school. Darrell has a certification from the American Institute of Architects making him substantially qualified to be your architect and design your next building.

Designed to Stand Out

Property Arts architecture is always on the cutting edge to make sure your building stands out among all others. Their work on previous buildings in the Green Country area has set them apart among the other buildings. Their work and design on public schools are very excellent and highly sought after by school districts around the area.

Educational Architecture

Darrell and Property Arts have designed many buildings for public schools in towns all around Oklahoma that include Cleveland County, Pawnee, and Wagoner. These schools were designed to be timeless and cutting edge, making them able to fit into the aesthetic of the county while also setting the standard for the rest of the building projects in the town.

Cleveland County Educational Architecture

In Cleveland County, they were in need of a new school building to begin to update their school system curb appeal. Property Arts was able to establish a new aesthetic for the school system in Cleveland by designing an elementary, middle school, and high school building with all their facilities, complete with gymnasium and playground.

This design project was centrally located on the same piece of property and needed a special touch to create a layout that worked well for traffic, usability, and crowd flow. Darrell was able to make all those things a reality in this design.

After the design phase, Property Arts was able to seamlessly take over the building of the project and create a wonderful multilevel school facility for the school district in Cleveland. The ability to move straight into the building phase and to have a group of builders that work well with the architect makes these projects smooth and efficient.

Pawnee Educational Architecture

The Pawnee school building project was a bit different than most of them, but it is definitely worth noting here. The school system of Pawnee hired Property Arts to build a safe room and an indoor playground. This job was quite different from the usual school building designs, but the Property Arts stamp of excellence is definitely present.

The building was designed as a large dome with faceted structural support. The building is made with safety in mind since it sits right in the middle of tornado alley. It houses a storm shelter for the times when inclement weather and tornado activity threatens to strike.

Darrell and Property Arts were able to fully realize a building that was multifunctional, interesting, cutting edge, and aesthetically pleasing. Their work is always pushing the envelope of what is possible within a single space and it pays off in dividends with this finished project.

Wagoner Educational Architecture

The Wagoner school building project was a simple update to the sports facility that also ended up including the performing arts center. This project started simple and grew into a great update for the Wagoner Bulldogs sports teams.

It includes a sports multiplex for all indoor sports, training, and cafeteria, a football field for football, soccer, and marching band, and performing arts center for theater, band, and awards ceremonies. All three aspects of this design project turned out excellent. Each space is multifunctional and efficient, as time goes by the uses only grow.

Property Arts was able to transform the sports facilities of Wagoner into a sports multiplex. This space will be useful for years to come and has the potential to produce better athletes from the training gym to the football field.

Residential Architecture

Property Arts has many custom home designs in their portfolio that have set them apart from other architects in Tulsa. Their custom home designs are just like their other projects in terms of being on the cutting edge and sitting a cut above the other houses around them.

These projects include standout homes such as the Wellstone Manor, the Dr. Kelly Home, and the Byrd Ranch House. These homes are not only beautiful structures made by Tulsa’s best Architect, but set the bar high for the estates they are a part of. As the work gets started on homes they are hired to design and build, the rest of the estate takes notes and begins to plan their own updates.

Wellstone Manor Architecture

The Wellstone Manor sits on a medium-sized hill in Tulsa overlooking midtown and the downtown skyline. It has not only a gorgeous view, but a perfect design for a mansion on a hill. It’s half-victorian, half-tudor style makes it seem very regal and stately. This gives a wonderful feel to the home as you approach it from the main road.

Property Arts hit it out of the park making this home for their client. They loved everything about it, from the stonework on the exterior to the french doors in the living room and dining room. This is only one style of home that they have built among many different custom homes. They take their clients’ needs to heart to design the best home for them.

As with Wellstone Manor, they always design over and above what their clients ask for. Most of their projects turn out even more spectacular than the client envisioned, and the others came to fruition exactly as the clients wanted, making them very happy.

Dr. Kelly Home Architecture

The home built for Dr. Kelly is a small cabin in the woods in a large package. The wood siding and shutters on the windows definitely give it a cozy cabin feel. Its central fireplace adds to the coziness and keeps the house warm in the winter while the numerous windows keep the house full of daylight and give a full view of the spring and summer flora and fauna.

Complete with beautiful landscaping, this home stands out as a rustic gem that feels like it was transplanted from the smoky mountains to Oklahoma. Property Arts, under Darrell’s design expertise as Tulsa’s top architect, was able to produce a gorgeous home for Dr. Kelly that fulfills the need for the woods.

Byrd Ranch House Architecture

The Byrd Ranch House was the second design and build Property Arts has done for the Byrd family. This marvel of custom home design is reminiscent of an old west saloon and a colonial home. The wrap around porch is very nice and the addition of the large windows in the living room and entryway gives the house a bright and sunny feeling.

Darrell designed the home and immediately turned the design over to his team to build it to the exact needs of the Byrds. This house was built on a gorgeous piece of land that deserved only the best custom home built on it. This is exactly what Property Arts was able to do for them. The efficiency in their work is astounding.

All the homes that Property Arts, Tulsa’s #1 Architect, design and build are custom to the needs and wishes of the client. They try to pack as many cool features and design elements into each and every home they design and build.

Property Arts, led by Architect Darrell, are more than capable to design and build your custom home or commercial building. Their excellent team of architects, designers, and construction specialists are more than qualified to build what you need and make it the best version of your request.

Property Arts is a great choice for all your designing and building needs. They truly understand all the small details that go into designing and building a building or custom home. They try to fit every request that a client may give into their designs and build the most beautiful buildings and homes for their clients.

Give them an inch and they’ll give you back a mile when it comes to their productivity and efficiency since they can pick up right where their design team leaves off. Trust them to build you a building that stands out among the rest and draws in the customers. They also can build a beautiful home to make you the talk of the neighborhood and among your family.

Designing Your Dream Home from the Ground Up

So it’s time you buy a new house, but this time you want to build your dream home. Hiring a Broken Arrow Architect like Property Arts can make the process much easier. We have experience in designing buildings for churches, public schools, and homeowners just like you. We can help you build your dream home from the ground up.

There are a few things you will need to keep in mind when choosing the design for your dream home. Those things are the layout, flooring, bathroom configuration, and kitchen look & feel.

Layout

One of the first things to decide on when designing your home is the layout. How many bedrooms and bathrooms, closet size, and kitchen floor plan all go into this step. There are so many possible layouts and configurations for houses that it can be overwhelming to find what you really want. Hiring a Broken Arrow Architect can help you narrow down the options and choose the layout that suits you.
We have skilled architects and designers at Property Arts to assist you in this process and help you realize your dream home.

Flooring

Every house needs some kind of flooring to cover up the cement pad underneath. There are a few good options for flooring, such as carpet, hardwood, and vinyl. The most popular and cheapest option for flooring is carpet. Hardwood floors are very beautiful but come with a regimen of care instructions that can be a headache for some. Vinyl flooring is a great, durable option for small spaces like bathroom and kitchen as well as larger areas and can mimic hardwood flooring texture with fake woodgrain. A Broken Arrow Architect like Property Arts can help you find the flooring that completes your space and brings life to your dream home.

Bathroom Configuration

When choosing the configuration of your bathrooms, you need to consider the size of each bathroom. If the master bath is too small, trying to relax in the bathtub will feel cramped and, frankly, not relaxing. The family bathroom needs to be a full bath to accommodate kids and guests with a shower to clean up in without having to borrow the master bathroom. An optional idea is to add a half bath in the hallway or off the living room to give quick access to a bathroom when watching a movie in the living room with family and friends.

Kitchen Look & Feel

You’ve seen all the HGTV shows where they help people find a dream home. One of the main things they talk about is the kitchen. This is the showstopper of any house and can make or break the dream home experience. Beautiful stone countertops, intricate backsplash, stainless steel appliances, and spacious cabinets are huge contributing factors to the look and feel of your kitchen and in turn, your dream home.

Property Arts is here to help you design your dream home. Have one of our experienced Broken Arrow Architects consult with you and help you choose every aspect of your dream home.
